Most of us are fortunate enough to take having our own home for granted. Many, even in Plano/Collin County, are not so lucky. For many, home ownership is the major step that turns their family and lives around from lives of dependence to independence.
Every house that is erected by the volunteers we have all seen, in the news and on television, begins with a fundraising effort to buy the materials that the volunteers assemble under the guidance of experienced HfH project leaders. Seton, through its HfH Team, along with other churches and local corporations raises funds and provides volunteers to for Habitat projects.
Habitat gives a "Hand Up, not a Hand Out" - Recipients contribute "Sweat Equity" hours and purchase the "interest free" home, which in turn helps fund future home projects.
The Seton Habitat Team coordinates with the South Collin County Habitat for Humanity organization, which handles many of the details (i.e., site selection, screening potential partner families, major construction, such as concrete and roofing, city permits and inspections, among other items.)
There was one lot left in the Douglass Community in east Plano where we built our first home in 2015. The Douglass Community is located behind the Home Depot on the east side. The lot itself is too big for one home and too small for two homes so the Habitat for Humanity of South Collin County decided to build a duplex (two homes side by side). Seton will sponsor and work on one side of the duplex. We are cosponsoring our building with St. Mark’s parish.
The build dates are scheduled for Saturdays beginning October 22, 2016 and go through February 2017. The build times for each Saturday will be 8 AM through 3 PM. There will be no Saturday build dates during the holidays (Thanksgiving, Christmas and New Years). All build dates and times are subject to the weather and construction issues that sometimes arise. About 18% of households in Collin County and Plano have incomes of less than 60% of the median income in the area.
Many of these families have a steady income but live with family or friends, pay a disproportionate % of their monthly income for rent in an apartment, or the housing is dangerous or sub-standard.
Conventional lenders and loans are not available.
There are more than 350 families qualified by income and history for HfH assistance.
Each family that applies for a HfH house is approved only if the need for a safe, affordable home is clear and they have at least a two year history of steady income and a good rental history.
This is a “Hand Up, not a Hand Out.” Families commit to participate in the build providing 400 hours of their own “Sweat Equity”.
Financial management, maintenance and planning skills training are provided and required.
Approved families receive a 30 year interest free loan. Payments average $550 per month. They must also make a $1,000 payment for insurance and escrow on their house
Mortgage Payments are used to fund future houses for others, so current homeowners “pay it forward”.
For ten years HfH has a Right of First Refusal on the sale of the house.
HfH has constructed 86 new, decent and affordable houses since 1998 in Southern Collin County, transfoming the lives of 268 deserving family members, including 154 children.
In the last two years alone, 157 projects for low-income families in the community were completed, including 15 new houses constructed and 142 home repair/rehabilitation projects.
Habitat Families save more than $100,000 in interest payments with their 0% interest, 30-year mortgage that allows them to provide a better standard of living for their families and much of the savings is spent with local businesses.
Habitat families contribute more than $71,000 in property taxes each year to Collin County, Plano and other cities and local schools.
